The Residential Division consists of a staff of appraisers that covers all cities and towns in eastern Massachusetts. Each appraiser has a specific territory, enabling the appraiser with familiarity and a higher level of knowledge, which in turn increases accuracy and expedience. Typical turn-around-time is 2-5 business days, and we are capable of 24-hour special rush orders. Three review appraisers, who are continuously teaching and training, guide the staff on a day to day basis. Several of the appraisers are FHA approved, and Richard Lipof is an accepted real estate expert witness in Massachusetts probate and superior courts.

The Residential Division of Lipof Real Estate Services performs appraisals for national and local lending institutions including Sovereign Bank, Citizens Bank, and Brookline Savings. Other types of clients include the Federal Government, lawyers, accountants, auctioneers, and developers. We have appraised for mortgage lending, construction financing, acquisition financing, probate, divorce settlement, and for the removal of PMI.

Each appraisal report complies with USPAP standards, presenting salient property and analytical information in a standard Fannie Mae report format, complete with narrative analyses, comparable sales information, neighborhood maps, interior sketches, and photographs.
